How the hurdles work

ARV is entered GST-inclusive, then stripped at 15% so the model works in ex-GST dollars (GST is added back to the S&P max buy). Max buy is the tightest of three reverse hurdles: 10% net profit on ex-GST ARV, 15% cash-on-cash on cash invested, and 30% cash-on-cash annualised over the hold. Holding costs cover interest on the loan, rates, and insurance — not tax.
