How FindMyProperty scores opportunities

Our system is designed for screening, not certainty. We combine listing facts, modelled renovation/rental assumptions, and confidence signals to rank value-add opportunities.

1) Filter and data quality checks

We first remove listings that fail baseline criteria (price/title/listing quality/population) before deeper analysis. This keeps ranking focused on investable stock.

2) Renovation and confidence flow

A text signal from listing write-up is used before paid image analysis. If a listing is unlikely to be a genuine do-up, expensive vision calls are skipped. ARV is then confidence-weighted to reduce optimism risk.

3) Financial models and score publication

We model both flip and hold scenarios. Listings with outlier metrics or ambiguous low-renovation signals can be held for manual review before score publication.
